What an offshore mortgage actually is

An offshore mortgage is a UK mortgage arranged through a lender's international or offshore banking division rather than its standard UK high street operation. The property being financed is almost always still in the UK. What changes is which part of the lender handles your application, and in some cases where that part of the lender is based and regulated, commonly a Crown Dependency such as Jersey, Guernsey, or the Isle of Man.

Several UK-linked banks and building societies serve expat and non-resident customers through exactly this kind of international banking arm, which is why the term "offshore" gets attached to what is, from the borrower's point of view, a fairly ordinary UK mortgage process.

An offshore company mortgage. Some searches for "offshore mortgage" are actually looking for a mortgage taken out by a company incorporated outside the UK to hold UK property. That is a distinct corporate and tax structure, involves specialist legal and tax advice, and is not the everyday expat or non-resident mortgage this page covers.

A mortgage for someone who works offshore. Broadly, an offshore mortgage carries the same general differences from a standard UK-resident mortgage as any expat or non-resident mortgage does. Expect a smaller pool of willing lenders, a higher deposit requirement than a UK resident would need, more thorough documentation, and a process built around your circumstances abroad rather than a standard high street application.
